Amazing Buy in Santa Monica

Eli recently helped my wife and I purchase a condo in North Santa Monica.  It has been more than a month since we closed and since then I have had time to reflect a bit on how Eli helped us through the process.

It was our first home purchase and we were quite picky in what we wanted and where we wanted it.  We had been watching the market decline from 2007 until the start of 2009 when we started looking and felt that we were in a strong position to get a good deal.

We interviewed a number of agents.  Several of whom were quite well established and had an excellent track record.  But Eli impressed us with his energy and drive to help us find a home

From the start Eli was hustling for us.  Our search took almost 9 months, we probably considered over 250 homes and probably attended more than 50 open houses.  Eli was always ready to review the houses and talk over the relative strengths and weakness of each place.  He never showed frustration or impatience when we decided we didn’t want to make an offer on a place (which is amazing considering the number of places we looked at).  And when we decided to make offers on two places he was with us through the entire process of making a bid, what we should expect, and how we should react to the sellers response.

In the end we got the third place we bid on, it was and REO that had been on the market for more than a year.  He had told us to watch it even though it was initially over our budget.  In the months of our searching it slowly slipped close to our price range.  He helped us determine when the time was right to make an offer.

Eli really proved himself during bidding and escrow.  We had an extended negotiation over the final price of the condo (we ended up at the price we had hoped for, which was MUCH lower than the initial listing price).  During escrow, which involved 4 delays, multiple changes to our initial conditions, and some crazy circumstances (the escrow officer forgot to submit our forms to be recorded the day before we were going to close) he was there to keep us focused and stop us from going crazy.

After we closed Eli kept digging on our sale, and the sale price for similar properties in our area.  As it turns out our condo was the lowest price among all similar properties that had sold in the previous year by more than 10%.  We had known that it was a good deal when we closed.  As it turns out Eli got us an absolute steal.  If he had not told us to expand our search to things slightly above our budget, and keep an eye on things that might be dropping into our price range, we never would have found our place.  And if he hadn’t been there during the pain of escrow, we might have backed out in sheer frustration.  Because of Eli we get to live in Santa Monica, north of Wilshire!

Eli will be our agent for a long time to come.  You cannot go wrong with Eli.  He is amazingly knowledgeable and accomplished, he works very hard, is patient, and will be 100% in your corner.  I couldn’t give him a higher recommendation.

We Love Our Home!

For us, finding a house we liked was relatively straightforward.  Throughout the house-hunting process, Eli offered terrific insight on neighborhoods and comparative value.  He gave us great advice on offer techniques and strategies.  He assembled the paperwork for our offer quickly and with care.

The next stage -- after the seller accepted our offer all the way through closing -- Eli was phenomenal.  That's where he got us our home.  As a bank-owned property, it took more paperwork (and more patience) to see it through to a successful close.  Eli kept everyone moving (mortgage broker, appraisers, escrow, seller's agent, etc.), riding herd over each of them and constantly checking in on their progress.  Through it all, when issues arose, he pounced.  It all took tremendous effort, and Eli was the prizefighter in our corner.  If it wasn't for Eli we'd still be renters.

Finally!

April 4^th, 2009

I had been looking for a 2-3 bedroom condo for over six months.  At a time when the economy and housing market was declining, there were many options, but an even greater sense of caution to avoid purchase of a home that would not hold its value or getting railroaded into paying too much.

Eli helped me understand that the value of your home is measured both monetarily and intangibly, because the time you spend living there and making sure you find a “good fit” for your needs are impossible to quantify.  Eli worked patiently with my fiancé and me, weeding through the MLS listings and showing us innumerable units. Eli listened to what we liked and didn’t like at each of the places we saw, which helped him to hone in on the condo that was finally purchased in December.

It was quite a process, and as a first time home-buyer, very intimidating.  Most importantly, he was respectful of the fact that any offer made was my hard-earned money.  In a city like Los Angeles, filled with high-rollers, I know that not all Realtors exercise the same sensitivity in dealing with their clients.  Eli made me feel comfortable throughout the whole process, was always willing to go the extra mile- just to make my life easier, as we went through the process of offers, counter-offers, escrow and closing.  I always felt that my best interests were being looked after, and that Eli was my advocate during this process.

My fiancé and I are married now… We absolutely love our new home.  Every time we come home our condo gives us a hug.  It is such a perfect fit for our lifestyle.   We have already referred several friends to Eli and are happy to call Eli not only our Realtor, but also our friend.
